@Grant Greenwood, if you assign the contract before purchase you'll pay tax on that amount. 

Therefore, one would want a PA LLC to have title to that property.Transfer from personal name to LLC/Due On Sale ClauseIf one is transferring property title from personal name, a Grant/Warranty Deed would be drafted/recorded to transfer title.

For example, there are plenty of people, including accountants, trying to sell their services on BP (granted with various competencies...).Even if you did a "sales" job, there is still paperwork and analysis to be done.  

Granted, more of a problem on AirBnB due to their complicity in encouraging ever-increasing automation, but there is truly nothing worse than a late check-in lock-out without a safety line or concierge to assist.
