The wealth of knowledge you have provided here is certainly a generous gift.Years ago I studied for the real estate broker's exam but decided against going into the field - not that the knowledge hasn't served me well over that time.During the last 30 years I have been deeply involved in high tech, primarily the PC industry, including a couple of decades running my own business selling and servicing computers, ran an ISP and have worked my way up to industry spokesperson in that field.Now I am looking to widen my horizons, even though I am not kidding myself into thinking this is "easy money" or that I will jump into this full time right away.Specifically, I am interested in applying my high tech skills to this field, finding both traditional and innovative ways to leverage my abilities to market properties, starting out on the lower end of the spectrum and working up from there.I look forward to exploring any opportunities that I may be offered, working with as many people as I can effectively service, learning everything I can, and teaching if I am fortunate enough to be able to.Again, thank you for providing this opportunity,Ken

Yes, two of the portfolio lenders that I am able to lend funds through will lend on up to 10 investment properties and they do underwrite based upon FNMA underwriting standards (automated Desktop Originator findings).

If you do decide to go the HM route (and I agree that a traditional bank/loan should be sought out first)Be sure - and I mean extra sure you can get a refi - and not just some pre-approval letter - make sure someone looks at your actual bank statements / pay stubs / tax returns etc....all of it.Also - I would pay for at least a desktop appraisal and I would study the comps (or have the appraiser chat with you about it) and see what kind of volume is happening in this area.While I have never had a HML for more then 60 days if your going to keep that cash for longer you need to be sure the comps will be there to support it - if your looking 6 months out understand your taking a risk - what if there are no comps?

I remember when they first started that program (when I signed up it was unlimited) I was worried I would be over but never have been.Also – I never use the account to fax from – so I do not have the .10 per page outgoing fee – I have an all-in-one machine and I just fax from it – or from the PC using free software.I am used to it – that is for sure – but for me there are advantages over a traditional fax machine – heck – I have an all-in-one so I have a fax sitting right here – but I love that it goes to my email and I can get faxes while I am on the road. 50% of the faxes I get do not have to be printed out so I save lots of paper and ink…and I like not having to scan things in – I just file with the rest of the doc’s for that project and it is all in one place.So – it is more then just routine for me – I actually really like the features that come with internet fax – I am not saying efax has or does anything special – I can select to get my fax in either .pdf or .efx (efax’s own software) and I get it in .pdf.I have even faxed things to myself to get a paper doc into .pdf (before I had software that would do it)…It does take about 5 min. for the fax to show up – some people call and say they faxed something and call to check and they don’t get why I don’t have it the second they faxed it.

Hey Ryan - I work with appraisers all over the country VS realtors for comp purposes when I am buying.Appraisers will work with investors.I have never had an apprasier tell me no on a value check or a desktop appraisal - that is money for them so why would they turn you down?
