I'm steering them to Littleton, Wheat Ridge and Arvada because they're the only Denver-area cities that allow Airbnb investments. 

Lakewood is right next to Sloan's Lake, Englewood is close to Platte Park, Wheat Ridge is next to the Highlands.

This might give you a smaller outfit that does good work but isn't booked out for 6 months like the big shops.Oh, and if you are going to buy and house hack again in Denver and you like the idea of having a legal Airbnb, consider Littleton, Arvada or Wheat Ridge, all three of which allow non-owner occupied STRs, so you could do Airbnb on it when you move out.

Saves alot or worn out fans if it runs ONLY when it needs to.I am guessing ALL these vent to the outside, away from soffit inlets for intake roof ridge vent systems which are the ONLY way you want to vent an attic.

i don't have a list for you but i can tell you what i look for as a home inspector. first, look at the ridge line on the roof. if there is a bow or a dip in the roof line, there are structural issues. run the other way. look for cracks in the foundation walls. some cracks are normal, but any large cracks with a matching crack on the opposite side of the foundation, is a structural issue. put a level, preferably a 4 foot level, on the outside walls of the house, vertically. move the level in or outward until it shows level. if the house is tilting in any direction, this will show you. a tilting house is not a good thing. look for windows or doors that have cracks above or below them in the walls, usually a diaginal crack. this indicates a house that is settling. all houses settle a little, but these are extreme. next, open and close a few doors and windows. when a house settles or has structural issues, windows and doors won't work the same.

We're already seeing the push into Wheat Ridge and Arvada.

The other development, The Isle Apartments by Realen, will add 156 units to the Manayunk side of the Schuylkill (Development further from city).By means of comparison there were 256 SFH sold in the past 365 days in the Main St/Ridge Ave/Parker Ave Triangle (TrendMLS).Long story short, I too am curious to see what happens to values in the areas that surrounding these projects.
