Hello Everyone, has anyone converted or tried to convert a Multi family (Triple Decker) to condos while carrying a Mortgage in Boston/Mass?

I looked into some turnkey properties as I’m investing out of state (the Boston market is a tough one) and some of the tk providers gave me numbers that looked fantastic and were similar to the ones your showed...but as soon as I plugged in the other expenses, I was looking at a cash return of 3%!

It's pretty resilient, and hangs on, but it's up and down.I know it looks great from Boston,  (it's only 2.5 to 3 hours north) but it might as well be on another planet in every way. 

In my case we bought in Boston and we live near NYC, a driving distance which is not too painful.

Looking for real estate agent/ investor with knowledge of the market in south Boston.

For instance, I relocated from Boston where coming with an all cash deal at 10% over asking is common.

In our area, most people don’t need a car because of the public transportation that we are blessed to have, plus you can get any where in this area using Uber if really necessary.
