Here's an update: I ended up re-charging her a few days later with late fees and it went through.  

Every day I mark how many calls to leads I made, how many people I contacted (and was it email, call, text) from my database/past clients....how many social media posts I answered or made, etc.I don't know if that's automating, but every week I can quickly see how much of each money generating thing I did.Do you use Google Calendar? 

If they're doing anything another tenant would complain about I send them a written warning and the minute another tenant complains is when I'll double check to see if I can file eviction for that specific thing and give the tenant three days to knock it off.

You don't have a recourse because you took the liability on yourself knowing that is not his trade.  10 days later you have a water leak in the SAME bathroom causing the ceiling downstair to leak AGAIN.  

There is a reason that even if you are Curry or Lebron, Coby or Jordan, as great as are / were, they are still in the gym, day-in and day-out, working on the basics to their last day.

The seller must've been very motivated to retire...are you buying any residential properties now or does this project pretty much consume all of your attention these days?
