When I moved from PA, I used J Y Monk for my prelicensing class.

The standard program is 75% LTV on both Fannie and Freddie on a 30 y fix program.

I'm really not sure about the legality of nanny cams in common areas, but that might be something you'd want to look into.

What we have opted to do instead - is utilize a relationship with a local real estate broker who also has his CAM License.

@Adam Christopher: For a 12 y/o to consider buying stock, I'm very impressed by your ability to delay gratification for 10 years and save for a nice surfing trip!

For example if a capital expenditure like a roof, x, and y all need replacing in 10 years but I only saved up (85*12)(10) = $10,200 then I only have enough for the roof before x and y start eating into my profits.
