How are you going to inspect the quality of work?

Sometimes I go days even weeks without work and as we all know time is money in this business!

I’m not entirely sure I understand the question, but it sounds like you’re asking if you need a tax form from the property management company for the work you did on the property.

If it isn't working, don't waste your time.

Many of them have limited ability to understand value and scope of work because that's not their expertise.

I believe Costar pricing depends on what market area you want, but for a single license, I'd expect >$500/mo.If you're new to investing, I'd suggest working with an agent, at least until you better understand the process and common pitfalls. 

As the the lines get blurred on who is interpreting the definition of these terms correctly, the desire from the owner to update a property that from the naked eye needs work should be absolutely heard.
