I would look into investing in publicly traded REIT’s if I were you.

A syndicated investment for the purpose of conducing a trade or business would create UBTI on that trade or business income. 

In real estate, the layperson often blames their agent for such things, even if the agent had no fault in it whatsoever.

A re-trade is a tool and sometimes it can't be avoided.

The trade off is pretty simple: how much of your time do you want to give up on the learning curve of STR management, the tenant headaches, scheduling repairs/cleaning, etc. 

They also have their own trading desk and sell to their community.I don't have a problem with their business model as long as everything is disclosed and investors know the risks upfront.

You are not allowed to provide benefit to an IRA via the provision of goods or services.Wholesaling is also considered to be a dealer activity, and therefore a trade or business. 

I'll trade losing a few hundred dollars to keep good tenants over potentially losing a month of rent during turnover and higher maintenance costs associated with demanding tenants and lost of sleep. 

REITs are traded securities.
