Once you learn the process of real estate, rehab, and are comfortable, then you will be better prepared to venture outside of your comfort zone.

@Iverem Rose you really need to try to understand the basics here and that is most real estate agents are not investor friendly.I highly recommend you take the advice from @Michael C. and find an investor friendly real estate agent or create one by getting your hands on a new real estate agent and working out a joint venture with them.

I am writing this for the benefit of those interested in venturing into the commercial arena.

Joel, I think commercial agents have their own problems and I would venture to say many more transactions go with "in-house" agents or without representation in the commercial world.

I use a joint venture agreement to protect my investor's share of the profits.
