Plus you would also owe 25% taxes on that $100k you depreciated.As far as states chasing you down, I THINK only California and for some reason a unique east coast state like PA have strange  taxes/laws regarding 1031 exchanges.

And everyone's financial profile is unique, resulting in unique rates/terms/etc - like a snowflake.Here's my point: You have to have the initial call with the home buyer and gauge their level of education on the home buying process and quickly fit their needs.

I think for most situations I would agree with a lot of y'all that as an investor and a landlord that a home warranty is probably not the route that I would go personally, however, I have what I feel like is a unique situation with this one property and wanted to get y'alls input on the potential value of a home warranty.

.- the 5.5% comm loan you heard about is  prob a short term arm loan ...commercal loans  are  definitely  not  better/ lower than residential  ( unless you  locate  a  very unique  comm source )
