There are many threads in the forums from investors who bought a random property in Ohio or Alabama and found it needed thousands of unexpected capex, wrecking their cash flow for years. 

It is important that the HOA finances are in order and that there is not a high level of deferred maintenance that could result in unexpected special assessments or significant HOA dues increases.In my case, I only bought cash flowing properties that also had some good appreciation potential and were in a niche market that I knew well.

I understand that its turning into a mini Palm Springs and i see it is becoming a destination spot for out of state and even people from France, Germany and other spots...I got into the JT market by accident.

Is the implication here that essentially if an unexpected capital call on a single asset deal is made, the deal is completely dead? 

What are some unexpected hurdles about this?

It has had a lot of problems unexpected problems that has eaten some cash and we are worried that will continue (all major systems in the house are now updated).

There is also the risk of using the wrong card on accident which is not possible under the current set up.
