This property is in a blue collar college town, and the three upstairs units are dorm/efficiency style so they are like studios that share one bathroom.

Main concern is houses around this specific neighborhood has been sold at 400k (poor condition and 1950s style) And there isn't any house that has been renovated that we seen.

Nathan.. for 100k I would not worry about a phase one myself.. your personal inspection should indicate any potential there.. same with encroachments.. these parks are usually courtyard style on rectangular lots.. but then again out your way it could be meets and bounds.. which could be different.

if so.. i would take out adjectives that are subjective to individual person. stylish to me sounds like eccentric because everyone has their own personal style. i would like the agent to list more facts about the house. they are professionals so ask yourself.."

@Molly MayeuxBefore you count out lenders make sure that you've considered Fannie Mae Home style and if you want to live in the home FHA 203K.Both these loans will rehab almost anything.Do some searches around BP or PM for some details.Have a good one.
