I lived there for 2 years and now I've moved and I still have a $575/month mortgage but I have 5 people in there (one of the non-bedrooms I put a stand-alone closet in and call it a 5th bedroom) paying $1150 per month.  

I would suggest partnering with one of two people.

Would you have any audio books or actual hard copy books to suggest?

Account Closed -- I would highly suggest that you start working with an agent who can do all of the property analysis for you.

I would suggest getting with a realtor for that area and getting the comps from them.

You can certainly find that return but I always suggest that people learn how to make it in this business with 10k or less before putting their other money at risk.
