Even IF you get Section 8 to pay their rent, Section 8 generally does not cover all their rent. 

I asked my Allstate agent about getting an umbrella policy and he said it wouldn't cover rental property.

Purchase price is about half a million and the lot has no setbacks, the building footprint can cover the entire lot up to the side walk.

Need to look at your insurance policy but i believe most cover lost rent.

In the purchase contract, it stated that i was supposed to receive a copy of the keys to the property at close of escrow...All seemed well and i felt like i covered my basis.. this is where it goes haywire:15 days after close of escrow I still have not received the Keys; i've noticed them multiple times that i want to enter the property (24 hour notice) and they do not respond.

These expenses can run into to the thousands or even tens of thousands of dollars so it is extremely important to set money aside on a regular basis to cover them .  

This shopping center is pretty much covered with all types of food uses, and even most types of medical are covered.

That 20% would be $16,800 and we'll round it up to $20k to cover any closing costs. 

You may get lucky and find an apartment where you put 30% down and mortgage the rest, and the rental income will cover the mortgage.

@Allen Collier, I would not risk suffering a vacancy at a time that will be difficult to rent the property.
