I moved the cost from maintenance to rehab, and the numbers don't look that bad all the the sudden.

Usually he is a boyfriends cat who is usually never there but the boyfriend had to go suddenly out of town....OR...fill in the blank.

So you have a few units today that don't pay on time, up to a month late at times, or more.. then you double your portfolio and the number of late pays double, then a few other tenants hit hard times, suddenly you go from just a few to most your portfolio is late paying. 

That one complex has been a major cause celebre for Comrade Sawant and other misguided folks troubled by the huge surge in rents.

we don't suddenly think they are an interested party, any more than we think a shark is about to give lessons on swimming.

It was right when the crash happened, we all of a sudden had a bunch of vacancies, and the panicked owner (who was not hurting for money) told me to "lower your standards."  

That's another reason I am a little irritated, because they know I will be paying their June electric bill as well (house meter is actually being installed today), so they know they are not going to pay the bill, but all of a sudden begin to use the laundry.In terms of the recent maintenance requests, I recently purchased this home, so I would agree that I am catching up with things that I missed while rehabbing the unit before they moved in (they are 1st tenants since rehab).

Had a negative vibe right off the bat (the only person I've shown the house where I had this negative vibe), when we went to the basement suddenly I see that the "husband" wasn't there, I asked her where is your husband, we are in my renter's house and we all need to be together for security reasons, I hear steps above, we all went up and he was there nonchalant; very, very shady, I don't think he had time to go thru the stuff of my renter but I think they were to no good.

The trouble comes when you're upside down in you and suddenly need to sell (or refi).

But the bigger problem for us is that suddenly we have a ridiculously low comp right next door that beat us on the market!
