I have a job that allows me to pay my bills comfortably and pay down a small portion of my student loans and credit card debt each month.

We have a fair amount student loans, pay a massive amount to daycare, live in a tiny 1-bedroom apartment, drive a 9 year old civic and work low-level healthcare administrative jobs.

Some of my students have even come up with a formula to buy-out the investors should they want out early and all of that is stipulated in the OA so there are no surprises down the road. 

It beats the heck out of paying $20k for some guru class or student loans, since now you have USEFUL knowledge :)

There is some risk there but it sounds like you've thought that part out.If you finish toward the high side, you can just rule out college students and be more picky about sensible tenants.
