Offer a purchase price that works for your estimates(I would agree the discount maybe more than 5% for the road). 

Much later up the road once you have closings and a growing marketing budget, you'll eventually get into pay-per-click ads as a major source of leads. 

There is a lot of focus on the communities south of Dallas and significant money being spent on roads and other infra-structure that will allow future growth in that direction. 4-5 years from now it will be significantly closer (time-wise) to the CBD that anything price comparable to the north.
