As a Landlord who has No Smoking policy, I understand that smoking weed is apart of that but what about Medical Marijuana?

I see a lot of out of state investors believe stuff is D Class simply because they don't understand the market or what they're looking at. 

In trying to be “understanding” I’ve been enabling her and not enforcing late fees to boot… sent a “reset” for May and enforcing lease but it is a c class area so as an earlier poster said… May not be isolated to class of tenant but of multiple units this is the only tenant where this is an issue.

I understand why you look at schools and crime but you need to focus more the quality of tenants and the ability to keep a property rented longer.

If so you would want to come to an understanding on who maintains the "improvements" and get that in writing. would love to see some developers jump in on what their experience is. 

Hey Matan, if you work with a solid investment focused agent, they can source you deals and connect you with the right team to be successful. 

The way I understand is that as long as the tenant has a valid lease the bank will have to honor it until it expires.

It will take time to learn and understand how to have your money make money but i guarantee You will look back 10, 20, 30 years from now and be grateful that you got into Real Estate.
