He found for me about 1/2 a second later.I would have liked to bought more Houston property as the market started to turn around in the late 80s and early 90s but was constrained by my wife, my natural (financial) conservatism and the fact that I was holding down a pretty good paying job that sometimes cut into my maintenance, repair and make ready time.I have always done (almost all) of my own work, that includes reroofing, pulling about 35-40 feet of termite eaten studs out and replacing them.

I'm sure you will have to take into account the cost of conversion, but it seems like selling four condos might bring more money in then simply selling a fourplex.

If I need more space to live in, I simply remodel the house I’m in and rent it out for top dollar, and then get an equity line to buy a bigger house!

When he does his DUE DILIGENCE he'll find out that his $200K note is maybe worth $140-$150K, at which point he is quickly going to realize that by just cutting his price to that range he opens himself up to a much larger market.People who have accumulated sufficient assets to own a $200K property, free and clear, have probably lived long enough that they check out things they are told.

Our orignal agreement states that I'm responsible for repairs simply because I didn't want them breaking something then going out and paying for it themselves to in-turn try to negoitate rent for repairs.
