The newer team members would benefit from help from the seasoned pro's, but I don't want to just require it without providing some kind of benefit for both. 

So you might have to find a new realtor that's starting out rather than a seasoned realtor.

The advantage of buying cash is not having to go through or to the bank twice to get financing - first on purchase, second on refi which they may or may not want delay/seasoning time.

Ended up the landlord was in the will for certain items....at the end of the day do the right thing...you will not regret it and karma pays back double+...especially during the cold wintry Christmas season

Is that because of the season things slowed down?

The quick answer that comes to mind is to network through local RE events and conferences, etc...however, how did some of the more seasoned investors find success with this early on in their RE ventures?
