Hello BP Members,I reside in San Gabriel Valley in california, about 15 minutes east of downtown LA.There is a good decent sized apartment complex not to far from where i live, i drive by there quite often, its on a corner lot right in the middle of EVERYTHING in a decent part of town!

For example, the tenant I evicted during the screening process there were many red flags that I ignored because I thought I was being to strict. 

So I suspect it really varies by area asset class size etc etc..

What size property are you looking for?

Make sure you screen out the weirdos when possible!

. :) One thing I did not have more direct involvement in was the screening of the tenant.

If you have another one on the stove the same size that works , swap it with the one that doesnt to check . 

Loopnet might be the best or on Bigger Pockets.Selfishly, what is the size and are the trailers tenant owned or park owned?

They mostly use the same standard container size (20'x8' or 40'x8') to keep the shipping cost low.

use a tenant screening service to run credit / look for evictions.
