A good Agent is what you really need.they actually get out in the field and look at your property.. attorney just sits in their office and rights a contract LOL... not that you can't go that route..

My thought process was that if I could find a lender offering 5% down conventional, I would go that route, as I'll have the 5% and won't have to refinance out of the FHA loan to get rid of the PMI once I get to 20% equity.

Side by side four-plexes cost between $400-$500k in our area and probably only make $700-$900/unit, so I think there is less cash flow opportunity but also less risk going this route.
