If I am representing a client I use forms provided through MLS (NWMLS/CBA in WA) otherwise, I will just create my own on microsoft word and PDF it.

But listing it yourself you are not representing the bank, so it may be okay.The problem is going to come in, in getting the bank to go with your offer price.

It doesn't carry any right to encumber the property, contract for repairs, enter into any sale agreement, obtain permits or represent the property in any legal aspect.How an installment purchase agreement is viewed will be based on state law and your local jurisdiction, common practice, but no where will a lease or an option grant further rights than mentioned above, unless a greater equitable interest is established but with respect to an eviction process or a foreclosure being required.

The seller will still owe a commission if they were the procuring cause of the sale, so use them and stay out of trouble.Not his residence, then the SAFE Act and Dodd-Frank most likely apply, you need to see a mortgage originator.Your best bet is to lease it, put it under contract with a finance contingency with the agent (you need to have an agent, I suggest you be represented and the listing agent doesn't represent you) and go conventional with your friend if you need to.
