Much of the added value can be gained from zoning changes and if the family is looking for some quicker profits, you can expect to get this all done in about a years time.

As far as the car dealership is concerned they know that it is a temporary thing and that they are willing to sign any agreement knowing full well that they most likely will have a year on the lot but a possibility of a shorter amount of time in case this thing wraps up quicker than we expect but the timeline of acquisition to entitlements with the assistance of an architect will take some time.

@Peter MorganThe only big advantage I see is they can list it on the MLS so Zillow and all the other websites pull from the MLS so it will be listed on all of them which could end up with quicker tenant placement.It all depends If you have an agent you trust and you know will look out for you (work with prior) then maybe save you the hassle and let them do it.

I find it to be updated much quicker than Zillow, Trulia, & Redfin.

For that policy, it would probably have to be a quicker rehab.I would suggest contacting several Independent Agents (represent multiple companies). 

I think that if you can save at the rate that you are discussing you may be able to use that and a portion of your equity in your primary residence to purchase another investment property quicker.

I think hand framing is quicker than pre-built unless we are doing big walls or something like that. 

The toliet appears to be caulked around the base, this is not proper as if the wax ring fails the water will not be able to escapeout the side but rather rot the floor as it is trapped. by leaving it not caulked you notice the problem much quicker and then can fix it.
