I would suggest comparing your contracts with seasoned flippers in your area and see what added value you can pull from there's.

i am new too, but II pulled a list of zip codes in the Los Angelescounty with this criteria:SFR, purchased in the last 6 months, absentee owned, less thank 500k.

Got a 30 year fixed rate @ 3 7/8% as well, which is great for me, but I cannot stress how difficult a transaction this was to pull off.

We have mostly pulled out of Texas with our turnkey providers. 

As stated above, you don't really know the time and materials involved (from just tamping down the soil around it, which means maybe it is high all the way to pulling the post, re-digging the hole, and resetting it in sharp gravel or concrete, in which case you got an ok deal based on my labor and materials rates). 

We refused again and asked for the release, 4 days later is today and now he's pulling this crap.
