If you protect next year, you need to do so prior to May 31st .You are correct that non-homestead properties are not capped in any way as fas as an increase goes 

Hold harmless clauses and insurance don't prevent a lawsuit, they are simply layers of protection.  

It seemed a little short sighted to setup an LLC to protect my assets yet not be willing to pay a small fee to have a professional involved to ensure the LLC was established correctly.  

Its best to have him/her look everything over to make sure you are protected.
