Can anyone suggest a good place to start in order to properly build a business on private lending.

I will definitely seek counsel for more information on the proper legalities. 

At the beginning of escrow when purchasing this unit, I asked for the proper documents to be sent to me so I know what I can and cant do within my flip, but unfortunately the proper documents weren't sent to me which led me to assume I could move forward with my project. 

This is not something you would want given the current situation, not to mention all evictions have been suspended.Additionally, given all the social distancing guidelines it's going to be pretty difficult to properly screen and show the unit. 

Have them get a simple Warranty Deed online or from an office supply store, fill in the blanks with the proper legal descriptions.
