If you chose to reinvest that money you should be able to make it make much more than $800/month.An alternative approach if you strongly believe that future value will be much higher would be to harvest the equity and keep the property, but the new mortgage would essentially destroy your cash flow. 

Our numbers look very good for the property, but we’re at a loss on how to approach it financially.

I think it's a better approach.

For us, the framework one uses to approach any investing/business issue matters to us and we start from the above framework.

I've been here 2 years and no one has approached me since about it, but now I need to repave the driveway and put a new fence in. 

I know that not everybody loves it, but I think it's really approachable and the kids enjoyed it. 

Instead, our approach has been to price our flips slightly under market value to bring a lot of people to our open houses and create a bidding war and get top dollars for our houses.)We shared the above content at our local meetup just recently.
