Otherwise, I would recommend 4 months out to have a lender and an agent nailed down - consider it takes a month for closing, so realistically, that would give you 3 months to have everything ready to go. 

Move or remove the damaged shingles, secure or remove the excess nails.

Need to get to the point where you can see an agent's sign in a neighborhood, and be within a few thousand bucks of the asking price, look it up after you guess, if you can nail it or be within a thousand bucks, consistantly, you then know that market, at least generally.

We have soft paws rubber tips glued to his toe nails which protects the floors and also helps him get grip on our slippery floors.

The safety margin is NOT there to generate profits; rather, it is what assures the preservation of capital.

Some areas have overlays that can really limit what you're able to do, i.e. historical preservation overlays, community design overlays, etc.

Pick a custodian that does not nail you with per transaction fees.
