Property tax around 200/month and Insurance 130/month.Based on a Heloc at 182,000 when all is done my plan would be to do a cash out refi to pay this down/off and use remaining cash flow + W2 income to pay the rest off.

Then it actually is a solid plan to mimic the rain by spraying a hose around the house.

The only true way to price new construction is to design the basic plan, then price all the finishes from the least expensive to the most expensive options you would put in. 

I am planning on doing floors, bathrooms, new AC, and other things so most of the house is getting fixed up.

Hopefully you plan on doing $25k & avoiding seasoning to grow faster

something to note i plan on doing private loans and house flipping down the road also.

@Zeke PalmerIf you aren't planning to hold then I would invest in Cleveland/Dayton where the margins are a bit better

Additionally, I have seen people set offer deadlines and accept offers before the deadline hence I think it is best practice to get an offer in as soon as possible, call the agent before the deadline to see where offers are at, and adjust as you see fit.
