I've been working probates for three decades and 90% of my business is by attorney and legal professional referrals.Don't bother the attorneys until you are a seasoned investor, mastered your craft and can demonstrate your knowledge and professionalism.

Each one has certain specific areas of expertise that have to be mastered.

One of the best things about the place I purchase was the 2 master suite setup one on the first floor and one on the second.  

It is never appropriate for a newbie or the investor who hasn't reached the "10,000 hour" mark, as pilots and others refer to having mastered their work. 

We had a contractor build a new master bathroom but were disappointed with the quality of the work and did not let him bid on any more work on the house.

My first "flip"  I was in school for my Masters and found a cheap place to live which I bought, lived in and increased the value with sweat equity.

Live in an area with older buyers, find a house that has fewer steps and master bedrooms on the main level.
