I have read many articles, watched videos, podcasts, etc and without over the shoulder style help and mentorship - I am unsure how to move ahead.

I have since then been watching Youtube videos, listening to Podcasts, reading books, and taking some online real estate investing courses. 

The more episodes and YT videos i listen to, the more excited I get.

For me, my contractor actually has an onboarding system where they load the work, upload videos and pictures, and I can do that even if I weren't out of state.  

Find Brandon's videos on YouTube for the "four square" method of analyzing homes and practice.

Find used materials on CraigsList, Nextdoor, etc. and use Youtube videos to learn (but check the comments for criticism and verify all info because while there are some gems, many youtubers are also absolute hacks who give bad advice).5.
