I just wish there was a real not profit organization that was really all about the real estate investing I found one here Ill be attending  soon WCRT Real Estate Investors  they don't allow any selling at all and that appeals to me. 

The workshop is similar to any other workshop that’s offered by numerous other organizations out there (and yes, I have gone to a number of other workshops by other organizations & have joined other organizations as well).

@Todd HormanI use a PM so I can't give you a personal answer but I did take notes on all the software people to use to do all the functions you stated in your post.

They are a small non-profit organization providing low income housing to elderly and disable and from what I understand there are no employees there...all board members and/or volunteers. 

I'll bet most of the people on this site had similar childhoods...and we are (almost all) well-adjusted, functioning adults!  

Also, the bank doesn't get to make a new loan to the new buyer, a different bank or organization will probably make the loan.

A great place to start when looking for management companies, as previously suggested, is www.narpm.org   Being a member doesn't guarantee that they won't be bad, but Companies who invest the time in being involved in the organization and becoming educated seems operate at a higher level (my opinion of course).  

I think this is a viable and functional solution if a complete remodel isn't feasible right away.
