Hey BP - My partner and I got totally scammed by this guy doing business in Rockford and now we need to action to quiet title on about 10 properties.

I put my intentions out into the Universe and I'm taking action.

When it comes to security deposits, we do not refund any portion to the departing tenant and have them transfer any claim they may have to the deposit to the remaining tenant (here there is a specific government form for this very action).as part of the amendment.

Now it is all about taking massive action. 

It is also sandwiched between 2 of the most successful restaurants on the island; connecting the parking lots and charging the neighboring businesses for after hours use could bring more revenue.I'm trying to understand what a reasonable cap rate and market price for this property would be, re-assess the risks and understand actions to mitigate those risks, and potentially explore this one further given that a strike price hasn't been met yet.thanks again for everyone's input, and appreciate any additional Erik
