The main objective of this post was to get advice on what investors would want in order to allow me to use their money to purchase a home than refinance or some other exit strategy in order to give them their money.

How should we deal with this objection ?

A typical progression for a new investor with no or very little capital is: 1) Bird-dogging / wholesaling2) Rehabbing3) Investing for long term cash flow (that's your final objective from what I understand)You can start by looking for deals for other investors (bird-dogging).

I can see how some renters would object to that and would prefer to have more control over when a payment is made.

A busy mom may have different objectives than the stress of rental properties.

Don't get caught up in new shiny object syndrome with all the technology, KISS in the beginning. 

You could achieve the same diversification by investing in multiple deals, with multiple sponsors.....maybe even in multiple markets with multiple investment objectives.
