It also depends on the kind of financing you have that will determine what may be a potential deal breaker, ie: if  you have an FHA loan and the house inspection comes back with multiple areas of chipping paint and the seller doesn't want to fix the issues.

There are multiple issues I have with them from the way they send out monthly statements, turn around time on emails can be 1-2 days later, and turn around time on work and filling vacancies are not as they advertised.

The reasoning is because he has a lien which spans multiple properties, this one included and says an installment sale won't wouldn't release the lean of the property.
