My buy-and-hold properties are all in Texas and my focus is small multi family.  

Would you invest in multiple single family units or try to find a multi unit property and acquire more doors all at once?

Love your strategy to start with a small multi-family - if you're able to secure and FHA for owner / occupied, you'll be well on your way to success.
