One concern I have with going in the construction management direction is the hours, they can be exhausting 14 hr days. 

They did take him in for mental health and drug rehab a few times, but he was always back out after a few weeks, and went right back on the drugs.  

The problem is, the new neighbors suffer from various mental illnesses and are very low income.

For me, I’m happy you’re getting great results in the market (a bit envious too :) lol) but see myself on the RE path and wouldn’t dream of engaging in the market as a trader until the RE has bought my financial freedom and I need a new mental challenge.

I've always counseled my borrowers to exhaust their conventional sources for financing first before shifting to portfolio, but if you don't qualify for some reason, that's the next best option. 

The higher priced homes don't demand much higher rent so don't cash flow as well and the lower priced homes are much harder to manage due to the mentality of the clientele.

Taxes for a house hack can get hairy depending on how you are house hacking, so I recommend consulting with a CPA when tax time comesThis isn't an exhaustive list, just some nice-to-knows! 

I do not allow adult "occupants" except in rare cases due to their mental state or other unique circumstances.
