I need to build my credit history starting with secured credit cards, work up to unsecured cards over the next few months before trying to qualify for mortgages with US banks later this year.  

About a month later they both left the apartment (destroyed) and I got a call from another landlord in town who was screening their application for another place together.Looking back I don't know if I would have done anything different. 

Yes, it MAY be a good time to sell later on, but it's DEFINITELY a good time to sell right now.

My first "rental" was purchased as my first home that I later became a landlord out of necessity since I couldn't sell it for enough without having to bring cash to close.

Also for re-assurance I had an issue a year later where the new mortar had cracked I called him and he came out and corrected it free of charge so his work is guaranteed and he’s a straight shooter (hard to find nowadays).I sent mostly texts to him.

but saying "perfect for students" is steering, and will probably get you into trouble sooner rather than later...I am not a lawyer, and I don't pretend to be one on TV either...

But they are fully occupied, and I am slowly fixing them upFound one property by chance FSBO, and the second one listed with a realtor on MLSIt took me 6 months of serious looking and calling before I bought my first building, but my second one came fast just a couple months later.

If later down the road something goes south and you can't honor the deal, they can't continue to have the property in their name, etc...

Of course, you're always free to change strategies later on. 

I have had some come back to me later asking to make a "win/win" or if I am willing to adjust my offer and when that happens I normally don't budge and things work themselves out.
