I found this thread after, of all people, my landscape guy told me about his fear of losing his Cape Coral investment home (it survived OK).  

Major draws of a smaller home, low maintenance and landscaping- the rehab was mostly cosmetic.

Complete rehab; new roof, siding, and landscaping outside.

For expenses, we are currently splitting all common expenses along the 40/60 split: property taxes, mortgage interest, landscaper, water (single meter).For the records, we have no idea what we may do in the future.

Landscaping and yard work should be pretty consistent and snow removal you just figure X times per year at $y per occurrence and add like 20% for cushion.

(By then the entire landscape may have changed anyway.)

Although I'm waiting for theinspection report still, here's what I've learned:Property has a lot of deferred maintenance.. nothing serious, but a lot of little things and need an entire landscape rehab. 

A few things that are always worth it: (1) full house cleaning (it should be spotless), (2) decent low-maintenance landscaping (you need to attract prospective tenants into the door (plant some flowers), once they're in, don't dissapoint them/keep them excited...(3) clean paint, (4) nice updated lighting, particularly in kitchen and bath.

I also did the landscaping myself as well as some finish work like installing closet mirror doors, etc.
