Many older owners bought new when starting retirement or before and have aged along with the complex.

Two hours later, I received a text message from tenant stating that he hired someone, paid $430 already and they are coming before 6pm.

I did end up having my dad help out, but I made the original payment and about half the remaining.

I don't think it should matter if the deal is seller financed, cash, or hard money; the title search and insurance process should be the same.

The RE agent stated some properties on the river in the past did not get their lease extended to provide better river access.  

Eventually called up my bank to stop this fraudster named Kai and ask for refund, but the bank can only credit the most recent charge per their policy.

There is no way to detect these damages unless something major comes up later.

My thinking is this leaves me with two paths: A) Best case is I pick up the foreclosure for $1M, immediately list it for sale at $1.6M or more and hopefully sell for a > $500K pretax profit. 

It would most likely come down to price and what you can afford.
