Thanks Scott, I did run some craiglist test ads and got 4-5 response within a week or two.

I think a more effective way would be to have some sort of education class/test that you could pass to bypass the rules and get some sort of certification that would allow you to invest. 

So I went back and did a program that was a mix of being able test out of courses (with full credit) and online.

I call this my "roach test": if I see one, there are probably 100 others I can't see and move on to a house that at least looks to be roach free.

I am considering building one or two and AirBnB them just to test the market. 

Neither is a right or wrong strategy but you need to weigh out how each strategy fits your lifestyle and goals.An Airbnb may stretch your profits but comes with higher vacancy risks, higher overhead/operational costs, but most importantly will likely take more of your time.A traditional rental may yield a slightly lower return when comparing one property vs one property, but also may be less time intensive and may scale better (particularly if you outsource the property management).

But investors should start stress testing their properties and income streams and prepare.

When first eyeballing properties with an HOA fee, do you pull that number off of the rent before calculating out for the 2% test or leave it in?

Maybe she uses sun screen, but testing shows that chemicals in sunscreen are absorbed into your body and could also lead to cancer. 

Guidelines change all the time and the only way to test them is to obtain a file with this scenario after a guideline changes.Best of Luck,
