However, in my years as an attorney I have learned from personal experience that lawsuits like these typically becomes throwing good money after bad when one seeks civil remedies against people who commit fraud.

A bad tenant can screw things up royally and/or make your day to day life harder than necessary especially if you have little experience with such matters.

In my experience, its already too late to get a deal if its already listed in such websites.

@Alessa LeSardefinitely - most hard money lenders will loan you some percentage of the purchase and the rehab (85-100 depending on your experience level, number of deals, relationship with them, etc.)

It's more private, you don't need a do not disturb note on your door handle for someone not to bother you are 7:43 am on a Sunday.If you want to do well in STR now it's all about the amenities and experience.

I do hope that some of my experiences – fruitful and not so – are somewhat helpful particularly for newbie investors and experienced investor’s comments and ideas are very welcomed and I need to find what is next for me in real estate investing.
