I get the impression you are living in one unit and I assume it is in good shape, if so rent it out and move into the worst unit and start fixing it up in your spare moments, but focus on getting the next vacant unit ready and rented first.

Based mainly on things I thought I heard somewhere (not the best source), I was under the impression that San Diego was a bit more affordable and is on the upswing.
