Limit the use of the property and you limit your ability to charge for the use.These aspects of rights leased are paramount and the basis of tenant-landlord law, looking for any excuse to reach in a tenant's pocket for a mother-in-law staying for a few weeks is absurd IMO, how do you justify additional wear and tear, are you implying the property conditions is so poor, that the toilet is so fragile that its use by one or two people for a couple weeks or a month is likely to cause it to cause a measured financial loss through depreciation, that such use is that much more than what can be reasonably expected?

Again the idea that you put money into something and then replaced that money with debt somehow equals you not spending money is kind of absurd, really the only way you could say that and have it be true is to say you bought the property and net no money out of pocket, which also seems crazy because it would require a 100% cash out refi.

A renter should already be paying toward maintenance, the issue is paying the $1,000 deductible for a new roof, paying $1,500 for the busted furnace, it's the ability to cover unforeseen large expenses with ownership.The ability to pay in financing includes these aspects as opposed to qualifying a tenant.You may not be aware that the SAFE Act exempts non-profit housing organizations like Habitat for Humanity.

Get up about 5 AM, have coffee, read BP, post on BP, use the phone, post on BP, eat breakfast, read BP, play with the dog,  use the phone, post on BP, use the phone, go out for lunch, read BP and post, talk to humans, tell them I'm busy on BP, use the phone, talk to other humans, post on BP, go home, post on BP, leave the house, meet humans, stop by the club or watering hole, (2 beers a day keeps my proctologist away) have dinner, speak to more humans, go home, read BP and post, sometimes entertain humans, watch the news or a movie while reading BP, may use the phone, might have a snack,  go to bed about 10PM, go to sleep and post on BP.
