Get familiar with weather trends and natural disasters the area is prone to as to protect and insure against them (tornado, floods etc) Know how the construction materials of your home fair in the environment it's in. 

I thought they did a decent job explaining the trends but the analysis was not clear and kinda slanted a bit negative.

Usually there's a trend when you don't succeed at something despite multiple attempts.Not everything is going for 50k over ask.

I also have data for Wisconsin: a median income can still afford almost 2 median homes.A new trend that I see in my business is that more people move to Milwaukee, or the Midwest in general.

I would say in just about any market LVP is more desirable than carpet especially for rentals, it is the national trend of today. 

It was mostly cosmetic work with an eye for detail and modern trends What was the outcome?

Might get a little lost in the noise with the answers all over the place rather than in one thread where it could trend.   

Believe it or not this is one of the better indicators of a market that is or soon will be strong.Decent public schools.You can start getting an idea of where to start looking by reading reports such as the Emerging Trends in Real Estate and similar from CBRE etc.   

DFW is one of the hottest markets in the country but there are still deals to be had if you look hard enough!
