A local bank might make rates competitive for smaller loans but most big banks will not write them.

Have the ceiling fan replaced with a much more heavy duty one and wire it to the light switch so it goes on when the light is turned on.

My agent and the sellers agent both said that they would not recommend foregoing an inspection done but I have lost three deals with very competitive offers.

I'm seeing investors now having more success and NOI going smaller rather than bigger because of the insane competition for larger multi. 

Traditional sales can be done but the ones that are available have quite a bit of competition to win or they are just mega projects. 

It is an increasingly competitive space, but we have loved it.

I have not done any wholesaling myself, but from what I understand it is very process and sales heavy, and anything you can automate or make into a funnel will certainly help. 

I'm not sure who else they catered to or their approach to marketing, but I think it's helpful they are in a college town.The hard part in my mind would be making sure there's enough of a market share to keep a B&B going, you'd have a lot of competition from Airbnb, hotels, and any established B&B's.

I find that some of these "off market" deals have just as much competition as deals that are listed by agents.
