Something tells me, if I had discovered BP soon after I read RDPD, I may have completed the mindset shift a lot sooner.

I may even look to move into a different home and rent this one sooner, who knows?

Those problems should be addressed sooner rather than later.If you have the cash on hand then negotiate the sales price down by an equal amount.If you don't have the cash on hand then negotiate a seller credit by an equal amount.

We have thought for a while that multi family would make the most sense for a long term buy and hold, however there are seemingly more single family opportunities here and the possibility of another single family that we could apply the BRRR strategy is very appealing as well.The home we just purchased has a space large enough to build out a studio or 1 bedroom and know that we want to tackle that sooner or later as well. 

I would expedite it as much as possible to get the cash flow coming in sooner.

Regarding Denver neighborhoods, here's my personal favorites:Villa Park, Barnum, Westwood, Athmar Park, Harvey Park, Ruby Hill.Villa Park is interesting because some of the scrap and builds are coming down there from Sloan's Lake area, so you have these older homes from the 50s and 60s and then a couple of new builds, so that is one neighborhood that is trending from C to B sooner.  

My wife and I have been pretty good with sticking to our budget, we try to save as much as possible each month in hopes of getting into a home sooner rather that later.

It's an empty warehouse building that they would like to develop into a new recreation center/ gym.

So in a year 1 home became 6 units AND us living for free, allowing us to walk the Lifeonaire life a bit sooner than we had imagined!

I'm pretty sure that if you missed a couple of car payments, it would get towed away sooner, not later.
