@Chris Seveney, as I am continuing to learn, I would not totally rely on audited financials, UNLESS, the audit goes all the way down to the property entities themselves and are auditing the cash flows from tenant payment through to full investment level, including owner contributions and distributions.

I did a sample search for llc but it could only search in the first or last name so I sorted by vacant land and then residential vacant land and came up with pages and pages of owners http://portagecountyauditor.org/Results.aspx?

Next do a search for Class A ($270,000 to $350,000+) and see how many fewer properties there are - those are in high demand or primary home owners don't want to sell since they probably have a below 4% interest rate.

The owner Rob build and sold more than 100 homes per year but also had at least a dozen that he held which encouraged me that using the BRRRR strategy may be beneficial as he then would get the benefits of depreciation to help offset the profits he was making selling off the others.

3) If in the event zoning is an issue, or it makes more financial sense to not convert to a commercial loan, is there a way to SPLIT the quadplex so that each duplex sits in its own lot and I become the owner of two separate lots, each with one flat roof duplex?
