IF there is a recession not having the house of cards that is debt will put you in the most secure position, however just having the ability to purchase will probably be enough because in a recession sellers would have a harder time selling properties and in a true recession you wouldn't have an absolute ton of competition from cash buyers like the case is now.

i do understand what you are saying, and appreciate the advise. i have a few REIT stocks i have looked at and although i can't say i understand the businesses i'm not looking to hold these stocks long-term. i'm looking for companies that are currently paying dividends and should continue to do so into the immediate future while staying stable or giving me some growth.
